Structural Work and Build Process

The first stage of the build involved reinforcing the existing floor joists. Most lofts are designed to carry only light storage loads, so new, stronger joists had to be installed to meet building regulations for a habitable room. This stage is vital for both safety and long-term durability.

With the floor reinforced, we moved on to constructing the dormer. The new structure was carefully integrated into the existing roofline, using high-quality materials for strength, insulation and weather protection. Good insulation was a priority, as it ensures the loft remains warm in winter and cool in summer.

The staircase was another key consideration. Building regulations require a safe, accessible staircase, and we designed ours to sit directly above the existing stairs. This maintained a natural flow between floors and avoided taking valuable space from the rooms below. The new staircase was built from solid timber, with balustrades and handrails that matched the original style of the house.

Interior Design and Finishing Touches

Once the structure was complete, attention turned to the interior. The bedroom was designed as a calm, relaxing space with neutral walls, light-coloured flooring and fitted wardrobes built into the eaves. This approach maximised storage while keeping the floor area open and uncluttered.

The en-suite bathroom was finished to a high standard, with a walk-in shower, modern fixtures and tasteful tiling. Underfloor heating was installed in the bathroom for extra comfort, while a compact radiator in the bedroom ensured even heat distribution throughout the space.

Lighting played a big role in creating the right atmosphere. The combination of natural daylight from the windows and roof lights with discreet LED recessed lighting meant the room felt bright during the day and cosy in the evenings. In the en-suite, wall-mounted lights beside the mirror provided both practicality and a touch of elegance.

Overcoming Challenges

Every project has its challenges, and in this case the main one was working within the constraints of the property’s existing layout. The position of the staircase and the placement of the en-suite had to be carefully planned to make the most efficient use of space. Close coordination between our design team and the on-site builders ensured that every element fitted perfectly, with no wasted corners or awkward shapes.

After around eight weeks of work, the transformation was complete. The once dusty, unused loft was now a bright and stylish master suite that blended seamlessly with the rest of the house. The rear dormer added valuable floor space and headroom without disrupting the character of the property, and the interior design delivered exactly what the clients had hoped for – a modern, comfortable and inviting retreat.
